Wilmington, Delaware, is set to undergo a transformative change with the Riverfront East project, an 86.3-acre mixed-use development along the east side of the Christina River. Following the successful revitalization of the Wilmington Riverfront on the west side of the river, this new $100 million initiative aims to create a thriving, sustainable community that will revitalize a long-neglected area.

Revitalizing the Riverfront

The Riverfront East project is designed to bring a diverse mix of residential, commercial, and recreational spaces to the area, promoting a "live, work, and play" environment. This development promises to offer new housing opportunities, retail spaces, and recreational facilities, making it an attractive destination for both residents and visitors. By extending Wilmington's existing street grid into the site, constructing a new riverwalk, and creating pedestrian and bike pathways, the project will significantly enhance the area's connectivity and accessibility.

One of the most critical aspects of the Riverfront East project is its focus on environmental remediation. The area, once home to old shipbuilding warehouses, leather tanning facilities, and gas stations, has long been one of the dirtiest in Delaware. The project will involve extensive cleanup efforts, including removing hazardous chemicals from the ground and addressing brownfield sites. This commitment to environmental sustainability not only improves public health and safety but also paves the way for future development.

Infrastructure Improvements and Economic Opportunities

The first phase of the project, with an investment of $30 million, will concentrate on public infrastructure improvements. This phase, set to commence this summer, will include repaving roads, re-gridding streets, and extending existing roadways to better integrate the area with the rest of the city. These efforts are expected to create 179 new construction jobs, providing a significant boost to the local economy.

The project is also supported by federal infrastructure funds, marking one of the first initiatives to benefit from the Infrastructure Investment and Jobs Act (IIJA). With approximately $16-$17 million earmarked for infrastructure updates, the Riverfront East project exemplifies how federal support can drive local economic development. By improving transportation connections, including new bus stops and a water taxi stop, the project will make it easier for people to access the area, further encouraging economic growth and community connection.

Creating a Vibrant and Inclusive Community

The Riverfront East project is not just about physical development; it aims to create an inclusive and vibrant community that benefits existing residents and attracts new ones. The development will feature 13.3 acres of open public and green spaces, with a focus on native plantings and ecological restoration. These spaces will provide residents with areas for recreation, relaxation, and social interaction, enhancing the overall quality of life.

The project also addresses critical environmental issues such as flooding and sea-level rise, ensuring the long-term sustainability of the area. By creating a resilient and adaptable urban environment, the Riverfront East project sets a precedent for future developments in Wilmington and beyond.

A Collaborative Effort

The Riverfront Development Corporation (RDC) has been instrumental in spearheading this project, with strong support from local, state, and federal authorities. This collaborative effort highlights the importance of partnership in achieving ambitious development goals.

The Riverfront East project has been in the works for years, and – along with numerous other recent economic development initiatives – its implementation is generating excitement about the future of Wilmington. By addressing environmental challenges, improving infrastructure, and creating economic opportunities, this development promises to transform a neglected area into a vibrant and sustainable community. As Wilmington continues to grow and evolve, the Riverfront East project is a testament to the power of strategic investment and community-focused development.
